But just like in our on market search for perfection, these off market properties need to pass our stringent testing to be deemed worthy of inspection, let alone purchase!
Sure, some off-markets are genuinely exciting — a great property with a fair price and minimal competition. Others need a ton of work to bring them up to par, overpriced, or come with virtually no information, making it hard for buyers to assess value.
We’re diving into three recent off market opportunities to see whether they’re really worth the hype.
22 Pasco Street, Williamstown – $2.3M–$2.4M

What we liked: Great location walking distance to the beach, north facing backyard and recently renovated… what could go wrong!
What we didn't: Without social proof from other buyers to confirm the vendors expectations, you may end up landing in hot water on this one. Detailed analysis of recently sold property in the area will ensure you’re not overpaying!
7 Mayfield Avenue, Malvern - $3.2–$3.5 million
4 bed | 2 bath | 2 car
What we liked: Prime Location in Stonnington Estate. Situated in a prestigious area, the property offers access to top-tier schools, parks, and high-end shopping precincts like Kooyong Village and High Street, Armadale.
What we didn’t: Lack of natural light in all living and outdoor areas. Pool oriented towards the South of a 2 storey building means you’re going to have little to no direct sunshine in an area that relies on the suns rays for long term enjoyment. All living windows looking out to the East and being built so close to the boundary means you’re going to have a few streams of morning sun and then nothing for the rest of the day!
33 Jesse Street, Preston - $1.1m to $1.2m
What we liked: Generous Land Size. Set on a 540m² (approx.) double-fronted allotment, the property provides ample space for renovation, extension, or redevelopment (STCA), appealing to buyers seeking room for growth.
What we didn’t: Original condition throughout. Though this also offers incredible opportunity for buyers looking to renovate and increase the value of the home. It can also come with many unwanted and unforeseen costs. Not to mention being opposite a public use zoned area can wreak havoc with on street parking and quiet enjoyment!
So, Are Off-Markets Always a Good Deal?
No, not always.
They’re not necessarily cheaper. And they’re not always better quality.
Sometimes they’re sent out because they wouldn’t present well on the open market — and without competition, vendors feel they can aim high.
But when you do find a good one, it can be a huge win — especially if you’ve got someone guiding you on price, value, and potential.
